Established in 2006, the practice follows a standardized, Ontario Building Code–compliant approach focused on clear documentation, consistent layouts, and code-aware detailing.
This structured approach helps municipal building departments review and approve permit applications efficiently. Services are provided province-wide through remote project intake, with no site visits required for most projects.
Permit-ready residential house drawings for new home construction projects across Ontario. New House permit drawings are prepared for municipal building permit approval under the Ontario Building Code.
Cottage & Seasonal Home Permit Drawings
Seasonal or year-round residential dwellings prepared for Ontario building permit approval. Cottage and seasonal home permit drawings are provided for both recreational and full-time use.
Garage & Accessory Building Permit Drawings
Detached and attached garages and residential accessory buildings prepared for permit submission. Garage and accessory building permit drawings are prepared in accordance with the Ontario Building Code.
Addition & Deck Permit Drawings (Local)
Residential additions and deck projects within a defined local service area, prepared for permit approval. Addition and deck permit drawings are provided where site conditions require local review.
ADU / Secondary Unit Permit Drawings
Permit-focused drawings for basement apartments, secondary suites, and in-law units within existing residential houses. ADU and secondary unit permit drawing services are available across Eastern Ontario for qualifying properties.
BCIN Review & Drawing Authorization
Review and authorization of drawings prepared by other designers, where permitted under the Ontario Building Code. BCIN review and drawing authorization servicesare available for qualifying projects.
Some residential projects require on-site measurement and verification. To maintain accuracy and efficiency, travel is limited to the following:
Additions to existing homes – Typically within 60 km of Arnprior, Ontario – Addition and deck permit drawings are prepared where site conditions require local review.
Deck projects – Typically within 30 km of Arnprior – Some deck projects may be completed remotely if accurate measurements are provided
Client provides a sketch, sample plan, or reference material These items are used as a starting point for development into Ontario Building Code–compliant, permit-ready construction drawings.
Preliminary drawings are prepared for review
Client marks up changes and returns drawings
Revisions are completed
Final permit drawings are issued
Upon completion, clients receive a finalized PDF drawing set, Schedule 1 – Designer Information, and the Energy Efficiency Design Summary (EEDS), prepared for municipal building permit submission.
