Leckie Drafting Services Inc. provides permit-ready residential drawings for cottage and seasonal home projects throughout Ontario.
This service is intended for clients who already have a general layout in mind and require clear, Ontario Building Code–compliant drawings for permit approval — without unnecessary design iterations or delays.
PROJECTS WE SUPPORT
We prepare permit drawings for cottage and seasonal residential construction including:
- Cottages and seasonal homes
- Recreational dwellings
- Bunkies and accessory sleeping cabins
- Detached garages and accessory structures
All projects are designed under Part 9 of the Ontario Building Code, where applicable, and prepared by a BCIN-certified designer.
ONTARIO-WIDE — NO SITE VISITS REQUIRED
Cottage and seasonal home projects can typically be completed anywhere in Ontario without site visits.
Drawings are developed using:
- Client sketches
- Sample or reference plans
- Concept layouts
- Marked-up preliminary drawings
This remote approach allows projects to move forward efficiently and keeps costs predictable.

HOW THE PROCESS WORKS
- You provide a sketch or reference plan
- Preliminary permit drawings are prepared
- You mark up any required changes
- Revisions are completed
- Final permit drawings are issued
Once finalized, you receive:
- A PDF set of completed permit drawings
- Schedule 1 – Designer Information
- Energy Efficiency Design Summary (EEDS)
These documents are ready for submission to your local building department.

ENGINEERING & CODE CONSIDERATIONS
Most cottages and seasonal homes designed under Part 9 of the Ontario Building Code do not require engineering.
However:
- Slab-on-grade buildings over 55 m² typically require engineering
- Engineering requirements depend on structure size, configuration, and site conditions
When engineering is required, coordination or referral to qualified professionals can be provided.
WHAT IS NOT INCLUDED
The following services are not provided as part of the permit drawing package:
- Site plans
Zoning review and site-specific planning approvals are handled by the owner or other qualified consultants - Septic design
- HVAC design
- Plumbing or electrical layouts
- Construction or project management
These services are typically completed by other qualified consultants or trades, each responsible for their own regulated scope of work.
