These Terms of Service govern the use of this website and the professional services provided by Leckie Drafting Services Inc., operating in Ontario, Canada.
By contacting us, submitting information, or engaging services, you acknowledge and accept the terms outlined below.
WHO THESE TERMS APPLY TO
These Terms of Service apply to:
- Property owners, designers, builders, or agents contacting us
- Individuals or businesses submitting drawings or documents for review
- Clients engaging drafting or BCIN-related services
- Users of this website and its contact or file submission features
SCOPE OF SERVICES
ILeckie Drafting Services Inc. provides:
- Residential permit-ready drawings under Part 9 of the Ontario Building Code
- BCIN review and authorization services where applicable
- Preparation of documentation intended for municipal permit submission
Services are limited to drafting, review, and documentation only.
We do not provide:
- Design-build services
- Construction management or site supervision
- Cost estimating or scheduling
- Real estate, marketing, or conceptual design services
NO GUARANTEE OF PERMIT APPROVAL
While all work is prepared or reviewed with reference to the Ontario Building Code and applicable standards:
- Permit approval is not guaranteed
- Final approval decisions rest solely with the Authority Having Jurisdiction (AHJ)
- Municipal interpretations, zoning regulations, and local requirements may vary
Revisions required by municipalities are a normal part of the permit process and are not considered errors unless otherwise agreed in writing.
CLARIFICATIONS AND REVISIONS
As part of standard professional practice, minor clarifications or adjustments requested by municipal building officials during permit review are typically addressed without additional charge, provided they:
- Relate to Part 9 of the Ontario Building Code
- Do not alter the approved design intent
- Do not require third-party professional involvement
Revisions that involve:
- Structural engineering
- Energy modeling beyond standard EEDS
- Site condition changes
- Client-initiated design changes
may require additional fees and coordination with qualified professionals, where applicable.
CLIENT RESPONSIBILITIES
Clients are responsible for:
- Providing accurate, complete, and current information
- Ensuring ownership or authorization to use submitted drawings and documents
- Confirming zoning compliance, setbacks, and site constraints
- Verifying property boundaries and survey information
Leckie Drafting Services Inc. relies on information provided and is not responsible for inaccuracies originating from client-supplied data or third-party documents.
THIRD-PARTY WORK AND REVIEW SERVICES
Where drawings are prepared by others and submitted for BCIN review:
- The original designer remains responsible for design intent and revisions
- Review services are limited to code compliance and authorization
- Major redesign, conceptual changes, or non-code-related modifications are excluded unless agreed in writing
LIMITATION OF SERVICES
Services are limited to:
- Residential work falling within Part 9 of the Ontario Building Code
- The scope defined at the time of engagement
- The specific municipality and project identified
Additional services, revisions beyond scope, or changes in project direction may require a revised agreement or additional fees.
ELECTRONIC COMMUNICATIONS AND FILES
- Services are typically provided using electronic communication and PDF files
- Clients acknowledge the inherent risks of electronic transmission
- Reasonable measures are taken to protect information, but absolute security cannot be guaranteed
INTELLECTUAL PROPERTY
Unless otherwise agreed in writing:
- Drawings and documents remain the intellectual property of Leckie Drafting Services Inc.
- Use is limited to the specific project and location identified
- Reuse, resale, or modification without written authorization is not permitted
JURISDICTION
These Terms of Service are governed by the laws of Ontario, Canada.
Any disputes shall fall under the exclusive jurisdiction of Ontario courts.
